“These reports are about peace of mind,” Hall says. “We hand owners a clear picture of what condition their roof is in, what it will cost to extend its longevity, and what future budget numbers may look like. It allows them to make informed, proactive decisions instead of being forced into reactive ones.”

Hall notes that Modern Roof Co’s estimates remain consistent from project start to completion. When unexpected conditions arise, the emphasis returns to communication. “When you open a roof, it’s like Pandora’s box,” Hall explains. “You can only see so much from the surface. The belief here is simple: if we tell the truth and the client goes with that option, we have a client for life. For Gillan, that’s worth far more than trying to make the biggest dollar immediately.”

After witnessing inefficiencies and missed opportunities for better client service, he acquired Modern Roof Co. and began reshaping it around relationship-driven growth. Under his leadership, the company has matured into a purpose-driven and client-centric commercial roofing provider, a status Hall believes is reinforced largely through repeat business and referrals.

For the future, Modern Roof Co. is targeting a significant increase in estimates and revenue without expanding the team, supported by increased outreach and strategic relationship-building. Expansion into additional states and potential franchising are also under consideration, with the long-term goal of establishing a national footprint.

Yet, even as growth accelerates, the principles remain unchanged. “Construction never goes perfectly,” Hall says. “That’s reality. What can go perfectly is communication.
